About the attorney
Greg Hansen
Utah real estate attorney · Rudd & Hawkes, Utah County office
Greg Hansen is a Utah real estate attorney in the Provo office of Rudd & Hawkes. A large share of his work is seller financing: promissory notes and trust deeds for sellers who carry the paper, all-inclusive trust deeds for sellers who still have a loan, contracts for deed, and the occasional subject-to or lease option.
He comes at it from three sides. He practiced law first: litigation in Las Vegas with his family's firm, then general practice and litigation in Utah. In 2008 he started a real estate investment company with a few partners, so he has been the buyer and the seller. From 2013 he worked in title, and in 2015 became an escrow officer, closing the very deals he now documents. He still invests in real estate today.
That's why his advice sounds the way it does. Most of the people who call him have already agreed on a price. What they haven't done is think through the day something goes wrong: the buyer misses three payments, the lender sends a letter about the due-on-sale clause, the balloon comes due and the bank says no. Greg has seen each of those from the lawyer's chair, the investor's chair, and the closing table.
“I do wraps. I just do them with everyone's eyes open. If a plain seller-carry would serve you better, I'll say so — and if the deal shouldn't happen, I'll say that too.”
Greg grew up in Las Vegas, served a mission in São Paulo, Brazil, and earned his B.A. in History from BYU in 1998 and his law degree from BYU's J. Reuben Clark Law School in 2001. He married Rachel Woodward in 2013; the two met performing at the Hale Center Theater in Orem and still act on stage and in film locally.
He works with sellers, buyers, agents, and investors across Utah, from his office in Utah County. Documents are prepared for a posted flat fee, and the first call is free.

How Greg works
- Risk first. Every engagement starts with what could go wrong: default, the due-on-sale clause, a balloon the buyer can't refinance.
- Posted price. The standard package is a flat fee, with the hourly triggers written down.
- Agents are partners. Greg drafts the documents and hands the title company clean instructions; agents keep their clients.
- Plain English. You should understand every document you sign.
